Hello!

My partner and I are very close to having enough money for a deposit. We want to buy some acres and build a house on it. Just wondering if any one else has done this and have any advice or tips about the process. This is also the first for doing anything like this for both of us so any tips would be amazing. Thanks.

  • So much to consider when doing this. Not just the building side of it, but also where it’s situated, what’s it close to (school, shops, work etc)


  • We built a few years back but it wasn’t on acres! It’s a long process and lots of things to take care of. Depending on if you want to get a builder in to do it or if you want to be owner builders then that can make a huge difference also. Buying a kit home is easiest but not cheapest.


  • Make sure the land has power and local town water hooked up, also check that it’s not pron to flooding.


  • I would also add: if you haven’t bought get somewhere with power. (you may not be buying out of town though). The two criteria for land we had was a power pole, as it can cost 30 grand to get that yourself. And we checked a house could be built (what the building envelop was) as some properties have restrictions by council., like only build in certain spots.
    What kind of land are you thinking… In town/rural?


  • Yes we just finished building! We have 100 acres and just finished a 3 bedroom (actually did the work ourselves). Things to think about: is the bank happy to loan for the house/build too? We had trouble because we were owner builders and they don’t like that as much as hiring a builder. We borrowed off the in laws for that bit and will refinance soon. Find out from your council what wind/snow/fire ratings are needed – we needed all three which limited what house company we could go with (we did a kit home). How do you want to source your house? Kit, transportable, just do it yourself…
    Things cost more than we thought but we allowed for surprises so didn’t get stuck luckily!
    It will take longer than you think! Allow extra time for council approval, deliveries, bad weather, builders not showing up. But we love our place and would do it again. It is a big process, don’t busy your lives with too much other stuff while you build, have room for the unexpected. Good luck and how exciting!
