I live in a heritage conservation area and the only requirements are that the front/facade of the house needs to remain relatively the same if you are doing a major renovation, but generally you can do whatever you like at the rear of the property.

It may effect developing or renovations on the property in the future if deemed heritage. Make sure you ask questions before signing

No personal experience and I’m sure it depends on the area but I know people complain it reduces value because of the restrictions putting some buyers off. However if all houses in the area are heritage listed I can’t imagine it making a difference.

I’m no expert, but I’ve heard a lot of people saying it reduces value because of the limitations it puts on you.

Shouldn’t affect house value, just stops you doing future renovations to the outside of the house.
The façade may need to always look the same. im shocked to read they made the lady change the inside of the house.
Speak to your local council to gather more information on that happens, town planner or someone in planning and building will know.

Heritage listing can be very expensive if you need to do renovations. I know somebody who owned one. It needed a new ceiling and they had to replace it with same cornices and other decorations exactly the same. The cornices they managed to buy ok as that fashion has returned but the decoration in the centre of the room had to be specially made. They decided to sell it rather than continue with renovations. It depends on the location, the choice of house that is attracting buyers at time when you try to sell it. Sometimes it pays off, other times they drop in value.

We tried to get my mother in laws house heritage listed. We failed, but I do know it would have restricted a lot of things that we could have done to it regarding restoration and renovation
