Hello!

After 5 years of renting our current house, we are being forced to move. It’s not necessarily a bad thing, I’m just finding that there are few houses in the right price range and area. My daughter really doesn’t want to change schools again so we’re trying our best to stay within driving distance and close to my mother.

From speaking to friends that are also currently house hunting I’ve head the market is fairly cut throat. To help us get a property I’m going to be writing an introduction letter, and offer two month rent in advance. I’m hoping that by offering the extra money we can secure a place faster. Is offering to pay extra rent morally acceptable? I’m just hoping the increase in rent wont put to much strain on our budget.

  • If your daughter goes to a public school find out where the boundaries are. The area might be a bit bigger than where you are looking.

  • I can’t see that offering more money is morally unacceptable. You need a place to live with certain requirements, go for it. This way of doing things is available to everyone else, if they think of it

  • I think you have to try anything to secure a rental ,sad there’s no places to rent .Australia is a big place with limited rentals ,I don’t understand why government steps up & build more properties.

  • Finding a property can be difficult and it is a good idea to go with references and any other material that makes you stand out from the crowd.

  • Good idea to have the rental agreement ready to go at the inspection.

  • check out Gumtree, and see if you can rent privately from the landlord. (WARNING: though there are a lot of great landlords out there that do this, there are also scum that rent the place and refuse to fix things that get damaged.)

OFFER: to pay rent via Periodical Payment (what my bank calls it) ie you get paid, rent gets sent to the landlord, and offer to sign a 2 year lease. both of these helped us get a place in the market.

  • This is the difficulty with renting, never knowing how long you will be able to remain there. I once offered a few months rent in advance & got the property, good luck. It’s everything else which comes with moving ESP if in different area :)

  • I would not offer more because what happens after ox months. They put up your rent. … I believe we get what we should get. 2 months in advance might help I would go door knock and see who,s got what ,, but on line is great too…
